Taxes + ownership
Primary residence and second-home tax treatment are not the same.
South Carolina applies a 4% assessment ratio to qualifying owner-occupied legal residences. Other real estate, including commercial and rental real estate, is generally assessed at 6%. The legal-residence rate is not automatic—you apply through the county assessor.

The Town’s Water & Sewer Department manages local billing and wastewater service. The island’s primary water supply is currently purchased from Charleston Water System.
Garbage & Recycling
Household garbage is collected Tuesdays, with an additional Friday pickup from Memorial Day to Labor Day. Charleston County recycling is every other Wednesday.

Schools
Sullivan’s Island Elementary School is physically located on the island and is part of Charleston County School District. Verify current attendance assignments directly with CCSD.

Building and development work can require Town permits even when the project seems minor. The Town’s permit guidance includes repairs, remodeling, concrete, excavation, filling, clearing and fences—not only new construction.
Rental activity is regulated too. The Town’s current business-license information requires a business license, rental agreement and copy of the lease for long-term rentals, while vacation rentals are subject to separate zoning and licensing rules.
